Every lookup identifies the FEMA response at a geocoded point. It is not a Standard Flood Hazard Determination Form. A lender’s determination considers the actual building location and current map products. A point near a boundary may not represent the building’s designation.
A lower mapped risk still has risk
Flooding can occur outside a Special Flood Hazard Area. The map does not describe every possible flood source or future event. Coverage decisions should consider the actual building, flood history, exposure, policy terms and advice from your insurer.
Insurance averages have limits
Published averages combine different insured properties and policy units. They include the federal policy fee and are not quotes or premium ranges. Reported NFIP losses exclude uninsured losses and private flood claims.
